We’re delighted to have secured Class Q approval for the conversion of an agricultural barn into a contemporary rural home. Projects like this are becoming an increasingly important way of bringing redundant farm buildings back into use across Devon and Cornwall, creating high quality homes while respecting the agricultural landscape.

Unlocking the Potential of Rural Buildings
This project demonstrates how a thoughtful, carefully considered approach can unlock the potential of an existing building. Rather than replacing the barn, the design works with the existing structure, retaining its frame while introducing new glazing, upgraded rooflights and carefully positioned openings to create bright, comfortable living spaces. The completed home will provide an open plan kitchen, dining and living area, a generous bedroom and bathroom, all within a modest footprint of around 82.6 m².
Externally, the proposals remain intentionally simple. Existing access is retained, a small parking area is introduced and private outdoor space is carefully integrated into the site, allowing the converted barn to sit naturally within its rural setting. The visual design combines the simplicity of the original agricultural building with contemporary detailing, creating a home that feels both modern and rooted in its surroundings.

Helping Landowners Across Devon and Cornwall
Class Q continues to offer exciting opportunities for landowners across Devon and Cornwall, but securing approval requires much more than simply submitting drawings. A successful application depends on understanding the legislation, demonstrating that the existing building meets the relevant criteria and designing a scheme that works within the limitations of the permitted development process.
At Co Create Architects, we specialise in helping landowners and rural clients realise the potential of agricultural buildings throughout Devon and Cornwall. Whether you’re looking to convert a single barn or explore the opportunities across a wider farm, we’d be happy to discuss whether Class Q is the right route for your project.
